Anantara Miami Resort & Residences is in Early Access. The developer is releasing floor plans and pricing in stages to registered, qualified buyers, and a registration is how a buyer sees the plans, the pricing and the unit allocation when each release goes out. This is how the process works and what to have ready.
What Early Access means at Anantara Miami
Early Access is the name of the current sales stage. One Thousand Group and Minor Hotels are packaging the floor plans and pricing for the 220 residences in the 50-story Edgewater tower, and each release goes to registered buyers first. The developer sets the price at each release, and pricing for the current release is available by residence line through Adrian Sanchez.
How a release reaches registered buyers
Registrations come in through brokers and through the waitlist on this site. When a release goes out, residences are matched against the buyer profiles on file, so a registration that states a budget, a bedroom count and a timeline can be matched to specific residences the day the plans come out. A registration without those details cannot.
What to have ready before you register
Three things: your budget band (for example under $2.5M, $2.5M to $4M, or above $4M); your bedroom count and how you will use the residence (primary home, second home or investment); and your timing, meaning whether you are ready to place a deposit within 30 to 60 days of a release or are looking at a longer horizon. Nothing is signed at this stage. Specific registrations are the ones that get matched to residences.
What to weigh before you commit
Two things. First, you are buying from renderings: final specifications, finishes, amenity programming and the delivery date can change before construction is complete. Second, the deposit schedule has not been published. It will be set out in the purchase agreement, and pre-construction deposits are paid in stages from contract through construction, so read the schedule before you sign: it decides how much capital you commit and when.
That is why the developer and the brand matter. One Thousand Group delivered One Thousand Museum, designed by Zaha Hadid, and is building Villa Miami with Major Food Group. Anantara is the luxury resort brand of Minor Hotels, and the tower is designed by Kohn Pedersen Fox with ODP Architecture & Design.
