Anantara Miami resort residences are priced $1,715,000 to $1,940,000 for a one-bedroom and $2,880,000 to $3,149,000 for a two-bedroom on the developer's September 2026 sheet. Private Residence pricing goes out by residence, on request. Here is how each type breaks down, residence by residence.

Anantara Miami Resort and Residences tower on Biscayne Bay in Edgewater

Anantara Miami Resort & Residences is a 50-story, 650-foot tower on Biscayne Bay in Edgewater, developed by One Thousand Group in partnership with Minor Hotels, with architecture by Kohn Pedersen Fox and ODP Architecture & Design and interiors by Patricia Urquiola. It holds three collections under one Anantara service umbrella: 100 private branded residences, 120 resort residences and 50 boutique hotel suites. The pricing below covers every residence on the developer’s September 2026 Resort Residences sheet. Nothing here is a projection. Each number is on a dated developer document, and I name the document next to it.

What does a one-bedroom cost at Anantara Miami?

Four one-bedroom, one-bath resort residences are on the September 2026 sheet, priced $1,715,000 to $1,940,000. Interiors run 913 to 1,034 square feet with terraces of 165 to 221 square feet. All four sit on floors 15 to 18, come fully furnished, and work out to roughly $1,876 to $1,911 per interior square foot.

ResidenceLayoutExposureInteriorTerracePricePer SF
17081 BD / 1 BAWest913 SF165 SF$1,715,000$1,878
17031 BD / 1 BAEast913 SF165 SF$1,745,000$1,911
15101 BD / 1 BANorth951 SF210 SF$1,785,000$1,877
18051 BD / 1 BASouth1,034 SF221 SF$1,940,000$1,876

The spread inside the one-bedroom line is $225,000 top to bottom, and most of it is size, not view. Residence 1805 is the south-facing plan and the only 1,034-square-foot one-bedroom on the sheet. At $1,940,000 it is the most expensive one-bedroom in dollars and the least expensive per square foot, at about $1,876. Residence 1703, the east-facing line, is the highest per foot at about $1,911, because it is the smallest plan at 913 square feet with a price only $30,000 above its twin on the west side.

When a buyer asks me which one-bedroom to take, I start with the per-foot number, then the terrace, then the view. Residence 1805 gives you the most interior and the largest terrace, 221 square feet, for the money. Residence 1708 on the west line is the lowest dollar entry in the building at $1,715,000. The developer released a 360 tour taken from each exposure with the inventory, so we compare the actual view from each line before you choose, not a rendering.

The one-bedroom is the right fit for a buyer who wants the Anantara service umbrella and access to the Anantara-managed rental programming at the lowest price in the tower. Rental terms and restrictions are confirmed through me for the specific residence, in writing, before contract.

What does a two-bedroom cost at Anantara Miami?

Four two-bedroom, two-and-a-half-bath resort residences are on the September 2026 sheet at $2,880,000 to $3,149,000. Every one is the same 1,580-square-foot interior, with terraces of 439 to 488 square feet, so the $269,000 spread is floor and exposure, not size. That makes the two-bedroom line the clearest read on how Anantara prices a view.

ResidenceLayoutExposureInteriorTerracePricePer SF
14092 BD / 2.5 BANorthwest1,580 SF439 SF$2,880,000$1,823
19062 BD / 2.5 BASouthwest1,580 SF488 SF$2,955,000$1,870
17042 BD / 2.5 BASoutheast1,580 SF468 SF$2,975,000$1,883
17012 BD / 2.5 BANortheast1,580 SF468 SF$3,149,000$1,993

The northeast corner, residence 1701 at $3,149,000, carries the premium. The site faces north over Biscayne Bay with unobstructed water views, and the northeast line is the one pointed most directly at that bay. Compare residence 1704 on the same floor, facing southeast, at $2,975,000: same plan, same floor, $174,000 apart. That difference is what the developer is charging for the northern corner, and it is the kind of line that sells first.

Residence 1409, the northwest line on floor 14, is the value on the sheet at $2,880,000, about $1,823 per square foot, the lowest per-foot price of any resort residence on the release. Residence 1906 on the southwest line sits in between at $2,955,000 with the largest two-bedroom terrace on the sheet, 488 square feet.

The two-bedroom is where I expect most families and second-home buyers to land. It is enough room to host, and because the resort residences sit inside the rental-eligible collection, it keeps the rental option open when you are not in Miami. How the program works for a two-bedroom, including owner-use rules, is something I get confirmed for the exact residence before you commit.

What do the three- and four-bedroom private residences cost?

The private residences are priced by residence, on request. The developer’s September sheet covers the resort residences only, so I send the current private residence list in writing for the specific home you are considering, with its plan and its terms.

What the developer’s plans do show is the size. The three-bedroom, three-and-a-half-bath D line on Levels 33 to 37 runs 2,649 to 2,793 square feet of interior with 737 to 757 square feet of terrace. The four-bedroom, four-and-a-half-bath A line on Levels 38 to 41 runs 3,112 to 3,232 square feet of interior with 801 to 816 square feet of terrace.

Part of the difference between the collections is what is included. The resort residences on the September sheet are sold fully furnished and sit in the collection that is eligible for Anantara-managed rental programming. The private residences are the 100 branded homes in the tower, the collection for buyers who plan to live in the building. If rental flexibility on a private residence matters to you, that is a question I get answered in writing before you sign, not after.

How does floor and exposure change the price at Anantara Miami?

The September 2026 sheet organizes the resort residences into eight models on floors 11 to 21, each tied to one exposure: model 1 northeast, 3 east, 4 southeast, 5 south, 6 southwest, 8 west, 9 northwest and 10 north. Within a bedroom type, the model sets the view and the floor sets the height, and the price moves with both.

The pattern on the current sheet is clear. The northeast two-bedroom commands the top number, the northwest two-bedroom sits at the bottom, and the south, southeast and southwest lines fall in between. In the one-bedroom line, size moves the price more than exposure. As the building sells, the developer intends to raise pricing: the most popular lines and floors move first and get repriced upward, with further increases at construction milestones. The practical takeaway is to decide which exposure you want before the release you are buying from closes out, because the line you want is the one other buyers want too.

One more point on the sheet: the models repeat floor to floor between 11 and 21, so the same plan and exposure exists at different heights. If a specific residence is taken, I check the same model on the floors above and below before we look at a different line.

Resort residence or private residence: which one fits you?

Choose a resort residence if you want a furnished home with access to Anantara-managed rental programming, and you are comfortable sharing the building with hotel operations. The 50 boutique hotel suites sit on the lower floors, and hotel operations mean guest traffic in the building. For a buyer who uses Miami a few months a year, that trade is usually worth it.

Choose a private residence if Anantara is going to be your home. You get the larger plans and the higher floors, with the same service umbrella: a resort-level pool deck facing Biscayne Bay, a signature Thai-inspired spa and vitality center, a curated contemporary art program and concierge access to the Minor Hotels network of more than 630 properties.

For context on where this sits in the market, The Residences at Mandarin Oriental, Miami on Brickell Key is priced $4,050,000 to $35,000,000 on our record. Anantara's resort residences are an entry into branded bayfront hospitality at a lower number; see our Mandarin Oriental Residences site for that side of the comparison.

What deposit and delivery terms come with the pricing?

The deposit schedule is delivered with the pricing for the specific residence, and the sales team has confirmed it is unchanged for the September release. The developer has not published a completion year in any document I hold, so I confirm the current delivery estimate with the developer's team before you commit, and I put it in writing for you.

What the pricing does tell you is where the entry points are. A buyer who wants in at the lowest number is looking at residence 1708 at $1,715,000. A buyer who wants the most room for the money in the resort collection is looking at 1805 or 1409. A buyer who wants the most room outright is looking at the private residences, priced by residence on request. I map every buyer to one of those three starting points on the first call, then we narrow from there using the 360 tours and the floor plans.

This is a very early cycle. Plan for your deposit capital to stay committed through the full construction period, and plan to hold through closing. The Anantara brand is also less familiar to many United States buyers than the older American hotel flags. It is Minor Hotels' first United States development, which is part of the opportunity and part of what a buyer has to get comfortable with. You can see the full deposits and timeline section on the main site.

How do I see floor plans and hold a residence?

Every residence on the current release is listed in the availability table with its floor plan and 360 tour, and the full plan library is in the floor plans section. For a side-by-side of the collections, start with the residences. When you know which bedroom type and exposure you want, send me your details and I will send the current list, confirm availability on the specific residence and walk you through the deposit schedule before anything is signed.
